This information concerns to guests that book directly with us. If you book or have booked through Airbnb these details don’t apply and vary to Airbnb’s policies.

check-in time

16h / 4pm

  • late check-in, even if late at night, is not a problem, you will be just as welcome at 4pm as at 4am

check-out time

10h / 10am

  • you have the possibility of leaving your luggage at the villa after check-out

  • early check-out, even if very early in the morning, is not a problem

payments and flexibility

security deposit

700€

The security deposit can be payed together with the last payment (or cash if on arrival).

We refund the security deposit back within the first days after check-out.

If the stay is 14 nights or more the security deposit would be 950€, and 1200€ if the stay is 21 nights or more.

cancellation policy simplicity

  • We refund 100% up to 1 week after confirmation.

  • We refund 90% of the total, up to 3 weeks after confirmation.*

  • We refund 66,6% of the total, even cancelling up to just 1 month before arrival.* **

    (*) we will still refund you even the rest to 100%, for those days that are re-booked by new guests after you cancel or, of course, also if there are any extraordinary circumstances during your booked dates, like government prohibitions, natural catastrophes or a public health crisis.

    (**) for some dates “even cancelling up to just 5 days before arrival.”

    We refund you by transferring you your money back (never in vouchers, tokens nor coupons).
